    Well Water Irrigation Problems: What Miami Homeowners Need to Know

    If your property is in Homestead, Kendall, Pinecrest, Palmetto Bay, or outer Doral — or if you have an orange pump house in your yard — you're probably irrigating with well water. Well water is free, but it comes with a set of maintenance challenges that city-water systems don't face.

    The Most Common Well Water Irrigation Problems

    1. Iron Staining (Orange Stains on Driveways and Walls)

    Iron-bearing groundwater leaves orange or rust-colored staining on driveways, fences, walls, and siding wherever spray reaches. This staining is extremely difficult to remove once it oxidizes. The fix is an iron filter on the irrigation supply line, matched-precipitation nozzles that reduce drift, and adjusting head positions to keep spray off hardscape.

    2. Nozzle Clogging (Iron Bacteria and Mineral Scale)

    Iron bacteria — common in South Florida's shallow Biscayne Aquifer — form a gelatinous biofilm inside irrigation lines and heads that can completely block nozzle inlets within weeks during warm months. Symptoms include drastically reduced output from specific heads, or zones that seem to run but produce almost no water. Annual or semi-annual nozzle cleaning or replacement is standard maintenance for well-water systems.

    3. Pump Failures

    Submersible and above-ground irrigation pumps have a lifespan of 8–15 years depending on duty cycle and water quality. Warning signs of a failing pump include: pressure that drops as the zone runs, grinding or humming noises during startup, and zones that take much longer to pressurize than they used to. Pump impeller wear and seal failure are the most common internal failures.

    4. Pressure Tank Waterlogging

    Above-ground pump systems use a pressure tank with a bladder to maintain consistent water pressure and reduce pump cycling. When the bladder fails, the pump runs continuously (or cycles on and off every few seconds), dramatically shortening pump life. A failed pressure tank is often the first item to replace when a pump system starts behaving erratically.

    How to Tell If Your Well Water Is the Problem

    • Orange or brown staining on any surface the sprinklers hit
    • Heads with dramatically reduced output while others are fine
    • Pump runs but zones take more than 30 seconds to reach full pressure
    • Pump runs nonstop or cycles on and off every 2–3 seconds
    • Sulfur or 'rotten egg' smell from the irrigation supply

    Maintenance Schedule for Well-Fed Irrigation Systems

    • Every 6 months: Inspect and clean or replace filter housing
    • Annually: Flush all zones, clean or replace nozzles with visible buildup
    • Every 3–5 years: Test pressure tank bladder pressure, inspect pump performance
    • As needed: Address staining with head repositioning or iron filtration

    If your nozzles are clogging repeatedly, installing a Y-strainer filter at the main irrigation supply before the valve manifold will catch sediment and biological material before it reaches the heads. This single component can extend nozzle life by 3–5x in high-iron well water.
